What Is Planning?

Planning approval considers what you want to do and where you want to do it.

Planning determines how land can be used and developed within the Shire of York. It considers whether a proposal is appropriate for its location and whether it complies with the Shire's planning framework, helping to support sustainable development of the community.

The planning process assesses matters such as land use, building location, neighbourhood character, heritage considerations, environmental impacts and local planning requirements.

You may require a Development Approval (Planning Approval) for:

• New buildings and additions
• Sheds and outbuildings
• Changes to the use of land or buildings
• Home businesses
• Subdivision and development projects

Not all development requires approval, and requirements can vary depending on the property and proposal. Structures like smaller sheds, pools and water tanks generally do not require planning approval.

Then what about Building Approval?

Once plans have been approved, a building approval considers how a structure will be constructed and whether it complies with applicable building standards.
